GAS SAFETY

By law you must provide a gas safety record to your tenants for all flues, gas pipework, appliances, and chimneys, this will be annually, or it can be more often if your gas safe engineer recommends it. This must be carried out by a gas safe engineer. Every time you re-let your house; you are required to supply a current gas safety certificate.

BOILERS

If a new boiler is installed, an annual check must be carried out within 12 months of installation. Many boiler manufacturers will also void a guarantee if a service is not carried out on a new boiler every 12 months. Plumbing responsibilities

Prior to a tenant moving into your property, you should survey your property and fix all leaks and ensure heating and radiators are working properly. It is also good idea to check all drains are in working order. During the tenancy, and depending on the lease agreements it is usually down to the tenant to fix any issues, unless it is urgent or makes the property unsafe. This is when plumbing call-outs can get expensive.

Within 12 months of installation, your gas boiler must be inspected. When a tenant vacates a property, it is the landlord’s responsibility to ensure that all gas appliances and fittings are in working order before re-letting. Before the home is re-let, you must give the new tenants with a current gas safety record.
